How to Select a Realtor (and Why You Should Think About it Before You Need One)

So you're thinking about buying or selling a house. Where do you start? You can pick up the phone book, go on line, call the name on the sign down the street or walk into a real estate office and talk to the person behind the counter. Right?

Before you do any of the above consider a couple of tips from a seasoned real estate veteran. In fact, if you only consider one tip, you'll be closer to success than most. Hire your agent before you need one! Yes, that's right, don't wait until you compromise the option of choice.

I'll explain. All of the above options work and you'll no doubt find an agent within minutes of beginning your search. However, is it the agent you want and how does the choice effect you later on?

Choose your agent the same way you choose your home. Make a wish list. Instead of how many bedrooms, bathrooms, square footage, ask yourself things like: would you be more comfortable with a man or woman? Maybe a husband and wife team. Would you relate better to someone in your age group? What skills are important based on your purchase? (If you're a first time home buyer then you don't want a first time agent.) In other words, what is it that matters to you? Hand pick the agent that best fits your needs. If you randomly choose, you could be in for an unpleasant surprise.

One of the best methods is to ask your friends or family for a recommendation. Above all interview them. They're applying for the job so make sure they're a good fit by identifying your needs and comparing that to their skills. A client service-oriented agent prefers to establish a sound relationship in advance of writing offers. The better they know you, the better they can serve you.

Tips on Picking a Realtor
1. Forget the picture! They had it taken after high school and you wouldn't recognize them if they walked in your front door.

2. If they tell you they're in their first year of real estate that means the ink is still wet on their license.

3. "I'm a neighborhood specialist"
means" if you pick the neighborhood I'll make it special."

4. A "Multimillion Dollar Producer"……in today's market how many homes do you need to sell to reach a million dollars? Two? Three? Hardly a qualification.
